Start with the cause, not only the symptom
A ceiling stain or visible drip may appear far from the point where water enters the roof system. A useful repair evaluation considers the surrounding materials, flashing, penetrations, transitions, drainage, ventilation, and signs of earlier work before recommending a scope.

What a clear repair proposal should show
The final proposal should identify the observed condition, explain the proposed work, distinguish known scope from possible concealed conditions, and state how the completed work will be reviewed.
