A roof inspection should help the owner understand what was observed, what may need attention now, what can be monitored, and what information is still unknown. Photos and plain-language notes make that record easier to use.

- Visible roof covering condition and transitions
- Flashing, penetrations, valleys, walls, and edges
- Drainage pathways, gutters, and signs of standing water where applicable
- Accessible attic or interior indicators when included in the agreed scope
